Okay - where are they COMING FROM?

This is an honest question, and I just can’t figure it out.

Every coastal area seems to be blowing up - exponentially. I’ve been in various parts of FL and now coastal NC, and everywhere I look I am blown away by the population growth. Everyone I talk to anywhere on the coast says the same thing. Pre-2020 there was growth, since 2020, it has only seemed to accelerate to a previously unimaginable degree. I thought Wilmington was bad until I crossed the bridge over to “sleepy little” Leland - which was gridlock in the middle of a weekday. We took the kids out to lunch and the bar was packed with day drinkers. The tiny little towns of New Bern, Washington, Oriental - same kind of growth.

Meanwhile, I think the US birthrate is negative and has been for a few years. So - what gives? Where are these people moving OUT of? What am I missing? And why do all the folks moving here seem to have nothing to do during working days/hours?

Is this just emigration from the major cities? Aging population of boomers and post boomers retiring early? Maybe just my local area?

Anyone know? Its getting so bad that I’m wondering where they are coming from partially so I can go move there and get away from all this madness!

Yeah but there are several…I used Perplexity. It feels like NY and CA are taking over everywhere (CA has overrun Austin for example)…and the numbers show why.

Mainly forced emigration from the “pandemic” era. All the notable states that had the strictest enforcement caused their citizens to bail and move to more lenient states. We’re starting to see the bubble pop here in Pinehurst. Real estate sales are starting to stagnate but the building keeps going. Houses listed for over 6 months but we’re building 5,000 count plus apartments in the area. It’s a sellers market, rates are high and rents have skyrocketed. I’m hoping the wave of new comers is finally slowing down.

@Birdyshooter - that’s music to my ears - I watch zillow daily and have noticed that some of the areas that I’ve been watching in Eastern NC (Neuse/Pamlico area) FINALLY seem to be showing signs of reversing trends and prices falling. Not so much in Wilmington. It’s still out of control here. House down the road was listed for literally 3x what it was worth pre-pandemic. We all laughed at the asking price because it was absolutely ridiculous.

It sold in 12 days. . .

Yea man Leland is crazy now. From the first time visiting my buddy there a couple years back till now it’s wild how much busier it is.

And whoever bought it probably thought is was a deal compared to their previous home…. And probably made money on top of that.

They call’em “halfbacks” in the North Ga mountains. They retire up north and are told to move to sunny FLORIDA. They get there and its too hot and muggy, so they start back, and end up in the mountains of Ga and NC…Thus “half (way) back”
Property values and ta are driven up because they pay more than the property is worth. Small “hobby farms” are 3-10 acres, and that’s what a lot of these folks buy around here.
Yearly property taxes on my 4 acres and house is almost what I gave for it 45 years ago.

That is also why they seem to do leisure things all the time. We build houses for them, so…God bless them, I guess.

The yanks are fleeing high taxes and high crime and moving south where houses are half the price and taxes are low.I saw it in palm bch co. fl 20 yrs ago and it has hit up here in the ga. mnts.In fl, they bought condos or houses in gated communities and ,with the left over sale money. they bought a 38’ Searays just to tear up the idle zones :grinning_face_with_smiling_eyes:

@fishnpreacher what part pf N Ga. do you live in I have 3 acres on Hiawasse have not been up in about 5 years though no house on it just land my cousin has a place up there as well that is where we stay when we go up. I plan to build a little something on it in a few years.

Last year, Austin saw the first year of basically flat population growth in a long time. Return to office was one factor, but also major tech companies were planning on moving here just before 2020 due to talent and the job market. That has changed. The Bay area is starting another boom phase with an influx of talent around AI which is leading people away from Austin. This happened in the late 90s and early 2000s with the internet boom as well.

Personally, I am happy to see it slow down. It was downright nuts for a while and the city changed a lot. What made it cool was lost - there isn’t as much special, uniqueness to it anymore. But it is the best city in Texas, so I shouldn’t complain.

Heck a good share of the people I grew up with are leaving Florida for the Carolinas Texas and some just shy of the Pacific NW. I think coastal Carolina’s is doomed. I’ve been migrating north in Florida my whole life!

I agree with you, definitely the best city in Texas but it’s certainly not like it used to be. I miss old Austin.

U prob don’t know this., 2 months ago, the TVA said they were going to drain the lake for 8 years to replace the dam. Everyone raised hell and actually got some big politicians involved, last I heard they are taking it down 20’ in the winter for 2 seasons, and should be good😜
